Why Do I Need a Strong Realtor Selling My Home?

The importance of a strong realtor or top real estate agent should not be undervalued. To provide an example, lets use Cardiff-by-the-Sea (Cardiff) in North County San Diego. The Cardiff real estate market is not as complicated as you may believe. Most buyers’ minds are made up on the value of the home before they visit the property.

Consider the fact that today we are in a buyers’ market. The challenge is that the buyers want the best deal possible and refuse to pay market price for a home that does not display pride of ownership or attractive attributes.  So this means that pricing, condition and the marketing plan for your home are of utmost importance. The marketing plan should be the focal point. This will dictate how local and out of area buyers perceive your home. Lets preface with a few questions that hit the true key elements that create a strong marketing plan for your home. Is the house listed on more than simply the MLS to maximize exposure to all buyers? Are the photos taken by a professional and attractive to generate interest upon initial exposure? Do they display desirable characteristics and attributes? Do all the marketing materials create a desirable and lasting impression to perspective buyers?

Secondly we need to consider the properties price point vs. the condition. Simply put, the challenge here is the buyers want the best deal possible. Since we are currently in a buyers’ market, the buyers are not going to pay market price for a home that does not display pride of ownership or favorable attributes. If the condition of the home is not up to standard, buyers are to going demand a substantial discount on the purchase price. This is where having an experienced realtor pays dividends. An experienced negotiator can positively leverage your offer or counter offer. Hence the importance of properly marketing your home. I am a Certified Negotiation Specialist. Take Advantage of the Local Summer Rental Demand

May be a bright spot ahead if racing officials are successful in bringing the Breeders’ Cup to San Diego County.

“The Breeders’ Cup is the racing version of the World Series,” said Del Mar Thoroughbred Club spokesman Mac McBride. “If you’re thinking football, it would be the Super Bowl. In soccer, the World Cup.”

The two-day event attracted a record-breaking 114,353 racing fans last year at Churchill Downs in Louisville, Ky. It had a reported $60 million economic impact on Southern California when it was hosted in Santa Anita Park in both 2008 and 2009, said Breeders’ Cup spokesman Jim Gluckson.

Over the years, the crowd has shifted from high-stakes gamblers and stars to more families wanting to leave the summer heat of Texas, Arizona and Nevada. They prefer places by the racetrack, and if it’s within their price range, close to the ocean. They come because parents like to go to the races and kids have the beach,” said Leslie Welsh, a vacation rental agent.

An elite few, mainly the 100-plus who work at the racetrack, stay the whole season, or seven weeks. Those tenants have included famous jockeys like Victor Espinoza and trainers like Bob Baffert.

“They like Del Mar, Solana Beach and Cardiff, close, so they can go back and forth easily

Vacationers in general pay about $1,500 to $3,000 a week during the racing season and rent places, from as far north as Oceanside.

Kelly’s tips: Take advantage of the local summer rental demand. Make sure to keep an eye on the Del Mar Thoroughbred Club to see if they are able to successfully bring the Breeders’ Cup to San Diego County. Could be quite a show!
